We want every guest to enjoy a relaxed and trouble-free stay at Villa Zeytin. These booking conditions explain how reservations, payments, cancellations, security deposits and guest responsibilities are handled.

Booking & Payment

A 20% deposit is required to secure your booking. Your booking is not confirmed until the deposit has been received and confirmation has been issued.

The remaining balance is due 28 days before your scheduled arrival.

If a booking is made within 28 days of arrival, the full balance is payable at the time of booking.

We accept payment by bank transfer or credit/debit card via PayPal.

Cancellation

If you need to cancel your booking, please contact us as soon as possible.

The 20% booking deposit is non-refundable once the booking has been confirmed.

Cancellations made less than 28 days before arrival may not be refundable unless the dates can be rebooked.

We strongly recommend that guests arrange suitable travel insurance to cover cancellation, illness, travel disruption and other unexpected events.

Arrival & Departure

Check-in is between 15:00 and 22:00.

Please let us know your expected arrival time in advance so that check-in arrangements can be confirmed.

Check-out is by 11:00am.

Late check-in or late check-out may be available subject to availability and prior agreement. A £15 charge applies.

Refundable Security Deposit

A refundable damage deposit of £250 is required.

This will be collected either by bank transfer before arrival or as a cash payment on arrival.

You will be met by a representative who will complete check-in with you and collect the damage deposit if this has not already been paid by bank transfer.

At check-out, the property will be inspected with the guest and representative. The damage deposit will be refunded in full, subject to inspection of the property.

If paid in cash, the deposit may be returned immediately at check-out. If paid by bank transfer, it will usually be returned within a few days of check-out.

Any damage, missing items, excessive cleaning costs, excess electricity usage or breach of these booking conditions may be deducted from the deposit.

Fair Usage Policy - Electricity

Villa Zeytin includes a fair electricity usage allowance of 150 kWh per week within the rental price.

This allowance is usually more than enough for typical guest usage. However, air conditioning uses a significant amount of electricity and must be used responsibly.

Electricity usage above 150 kWh per week will be charged at 5TL, approximately £0.20, per kWh and deducted from the refundable damage deposit at check-out.

A representative will take an electricity meter reading at check-in and a second reading at check-out. The weekly allowance of 150 kWh will be applied, and any usage above this allowance will be calculated and deducted from the deposit.

Guests are asked to switch off air conditioning when rooms are not in use and when leaving the villa.

Occupancy & Guests

The villa accommodates up to 6 guests.

Only guests included on the booking are permitted to stay at the property unless agreed in advance.

The minimum age for check-in is 18.

Children of any age are welcome, provided they are staying with a responsible adult.

Cots can be provided at an additional cost of £30.

Extra beds are not available at this property.

Smoking, Parties & Pets

Smoking is not permitted indoors.

Parties and events are not permitted.

Pets are not permitted unless agreed in writing before booking.

Pool Safety

Guests use the swimming pool at their own risk.

Children must be supervised by a responsible adult at all times when using or near the pool.

No glassware should be used in or around the pool area.

Running, diving or unsafe behaviour around the pool is not permitted.

Guest Responsibilities

Guests are expected to treat Villa Zeytin with care and respect.

Please report any damage, breakages or maintenance issues as soon as possible so they can be dealt with promptly.

Guests are responsible for leaving the villa in a reasonable condition at check-out.

Please ensure doors, windows and gates are secured when leaving the villa.

Air conditioning should be used responsibly and switched off when rooms are not in use.

Guests may be charged for damage caused by misuse, negligence or failure to follow reasonable property instructions.
